A Forest Glen medical office building at 9801 Georgia Ave. would be redeveloped into a mixed-use development, according to documents submitted to the county’s Planning Department.
JLB Realty LLC, which appears to be affiliated with Dallas-based JLB Partners, a national developer of multi-family projects, filed a sketch plan with the department, the initial step in the planning approval process.
The plan calls for a 460,000-square-foot building with a maximum height of 78 feet. Five thousand square feet would be used for commercial purposes. Fifteen percent of the residential portion would be devoted to moderately priced dwelling units.
The planning staff has noted several constraints and requirements limiting development, including frontages on Georgia Avenue, Forest Glen Road, and Woodland Drive, a 20-foot slope, and the need for easements and stormwater management.
“The Sector Plan requirements for a 1⁄2 to one acre ‘civic green’ open space, a drop-off location for Metro users, environmental features to off-set the loss of forest, and 35% green area are additional requirements that the development must accommodate,” the document reads.
“The Sketch Plan includes a sector plan recommended plaza that serves as a gathering space for the community and accommodates a new tunnel entrance to the Forest Glen Metro Station,” staff noted, though smaller than the ½ acre required as currently planned.
Staff recommends approval of the plan with conditions to be addressed in the site plan.
