Donohoe’s Ambitious Vision: A $100M Industrial Project for Silver Spring

Donohoe Development recently unveiled plans for an ambitious industrial construction project in Silver Spring.

The Bethesda-based developer announced in April that it plans to build four buildings totaling 400,000 square feet on the roughly 10-acre industrial parcel at 8800 Brookville Road. The lot currently houses a radio tower and several businesses, including a branch office of Laytonsville-based Ruppert Landscape, the area’s most prominent commercial landscaper.

According to the Washington Business Journal, the project (PDF) is expected to cost $100 million and is the first new industrial development since 1991 in a submarket with vacancy rates below 2.5 percent.

“This development represents a unique opportunity to revitalize an industrial area while meeting the growing demand for self-storage and industrial spaces, underserved sectors in lower Montgomery County,” said Jad Donohoe, Senior Vice President of Development at Donohoe Development. “Our goal is to provide space alternatives that integrate well with the existing landscape while providing rare opportunities inside the beltway for industrial users to be well-located near their clients.”

Donohoe said the property’s strategic location, just 500 feet from the future Lyttonsville Purple Line station, promises convenient commute alternatives for future tenants’ employees. The project aims to boost visibility for new, customer-facing tenants and increase storage capacity for residents while respecting the site’s existing infrastructure.

“This project is a noteworthy addition to the Donohoe portfolio, showcasing a dedication to addressing the local community’s needs and setting a precedent for future developments,” the company said in last month’s announcement.

Donohoe is expected to begin construction on the project in Q1 2025, with the property to be available to prospective tenants by early 2026.
