D.C.-based coworking and childcare center Two Birds has signed a 13,853-square-foot lease at Inventa Towers in downtown Silver Spring.
Two Birds, which currently has locations in the West End and Tenleytown neighborhoods of D.C. and Old Town in Alexandria, Va., is the third lease signed within the last month at the former headquarters of Discovery, Inc. (now Warner Bros. Discovery), according to McLean-based American Real Estate Partners (AREP), which manages and leases the property.
Inventa Towers, then named One Discovery Center, was placed for public sale last year.
“AREP and Two Birds share a common goal: creating ideal spaces that redefine what it means to live, work, and play,” said AREP Senior Vice President of Leasing Kerri Thomas. “Our research has shown that more and more young families are choosing walkable edge cities that offer all of the benefits of city living at a more convenient scale. Silver Spring is one such city, and with Two Birds settling in at Inventa Towers, working parents now have access to a state-of-the-art child care center and coworking space in the heart of downtown.”
According to a press release, AREP’s custom-designed SuiteX spaces “will provide the complete office experience with a range of spec suite sizes and configurations that best suit each business—all with access to hospitality-driven town hall-style amenities.”
Additionally, the property has a redesigned outdoor plaza with bench seating, walking paths, green space, and easily accessible drop-off and pick-up zones, as well as a 4,000-square-foot fitness center that includes “best-in-class equipment” and private locker rooms.
“Inventa Towers offers Two Birds the space and amenities it needs to incorporate the whole family into the childcare experience,” said Two Birds CEO Kelsey Lents. “And the location speaks for itself – located just steps away from the Silver Spring metro station, Inventa Towers is about as convenient as it gets for employees and customers.”
In addition to Two Birds, AREP has also secured a 5,054-square-foot lease with Laisar Management Group, LLC, a business management solutions provider, and signed a 5,636-square-foot lease with Community Multi-Services, Inc., a nonprofit operator of group homes for developmentally disabled citizens in the D.C. area.
Current tenants at Inventa Towers include Future, a finance technology company founded in 2021, as well as Children’s National Hospital and the Children’s National Foundation, which signed a lease for approximately 140,000 square feet on floors three through six in 2019.
Two Birds will move into Inventa Towers next spring and plans to start operations in June 2025.
