While buying and selling a home can be very exciting, it can also be very emotional. If you are selling your home, be cognizant that not all people would have made your style choices.
Some buyers will be more sensitive to surrounding sounds that you may have gotten used to, such as traffic noise. Some may not want the responsibility of the yard you have taken great pride in. Others will want a place to get their kids off the screen and outdoors climbing trees.
For some buyers, there can be anxiety about making the right choice and having the responsibility of home upkeep and a mortgage payment. And for sellers, they are often leaving a home filled with memories where they raised their children and neighbors who they grew close to.
Point is. everyone is coming at it from a different angle.
Pricing of a home requires a careful assessment of current market conditions and an accurate computation of recent home sales in your area. Knowing the differences between communities, upgrades and home features such as number of rooms, etc. all come in to play.
While inventory is low, homes selling the quickest have several characteristics in common. They are well maintained, reasonably updated, clean and uncluttered, have good curb appeal and are priced according to current market conditions (described in the article below):
Maryland Home Prices Continued to Climb in April
Annapolis, MD, (May 11, 2018)—Residential home prices climbed in April compared to the same period of 2017, according to Maryland REALTORS®. Average home prices rose by 3.1 percent for the third month in a row, while median prices increased by 3.9 percent as compared to the same time in 2017.
“For the third month in a row, we have seen increases in average and median residential home sale prices, while the months of available inventory continues to drop,” said Maryland REALTORS® President Boyd Campbell.
“We would like to see more units on the market,” added Campbell, “This would maintain the balance that has allowed prices to increase at a sustainable pace.”
